18-7-104. NONCONFORMING STRUCTURES.
Whenever a lawful structure exists on the effective date of adoption or amendment of this Title that could not be built under the terms of this Title by reason of restrictions on area, lot coverage, weight, yards, or other characteristics of the structure or its location of the lot, such structure may be continued as long as it remains otherwise lawful, subject to the following provisions:
- No structure may be enlarged or altered in any way unless the enlargement or alteration is approved under the procedures and standards for variations.
- Should a structure be destroyed by any means to an extent of more than 75% of its replacement cost at time of destruction, it shall not be reconstructed except in conformity with the provisions of this Title.
- Should such structure be moved for any reason for any distance whatever, it shall thereafter conform to the regulations for the zone in which it is located after it is moved.
